Keating, AIC <br />Community Developnient Wrector <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blade <br />Staff Planner, Current Development <br />DATE: September 25, 1996 <br />SUBJECT: Final Plat Approval for the Oak Harbor Master Plat <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 1, 1996. <br />DESCRIPTION -AND CONDITIONS: <br />The Oak Harbor Master Plat is a plat of the Oak Harbor boundaries, <br />road rights-of-way, water management tracts, and <br />residential/recreational tracts. The subject property is located <br />in the southern portion of the overall Grand Harbor planned <br />development, -is zoned RM -6, Multi -Family Residential (up to 6 units <br />per acre) and has a land use designation of M-1, Medium Density (up <br />to 8 units per acre). <br />The preliminary plat for the Master Plat area was approved in two <br />phases by the Planning and Zoning Commission. Subsequently, land <br />development permits were issued for both phases. The developer is <br />now requesting final plat approval of the Oak Harbor Master Plat, <br />and has submitted the following documents: <br />1. A final plat in conformance with the originally approved <br />preliminary plats that cover the Master Plat area. <br />2. An Engineer's Certified Cost Estimate to complete construction <br />of the required subdivision improvements for the Master Plat <br />area (phase 1 and phase 2). <br />3. A Contract for Construction of required subdivision <br />improvements for the Master Plat area (phase 1 and phase 2). <br />4. A security agreement, acceptable to the County Attorney's <br />Office, for the Master Plat area (phase 1 and phase 2) to <br />guarantee the submitted Contract for Construction for each <br />phase. <br />5. Assignment of developer's rights to the county for the <br />contractor's posted roadway bond (in order to meet the <br />maintenance bond requirements for roadway improvements in <br />phase 1) . <br />16 <br />OCTOBER 1, 1996 <br />
