Projects shall decrease the prominence of front yard driveways, garages, and parking lots through one or more of <br />the following: mid-block alleys, garages located toward the rear of lots, rear and side loaded garages, garages <br />which are not the predominant architectural feature of the front elevation of buildings off-street parking at the rear <br />of buildings, restricted driveway connections to streets, and traffic calming techniques. <br />Mixing of Uses <br />10. The project shall be designed as a compact or clustered development. Projects may include the following mix of <br />uses occurring together in close proximity: <br /> single-family residential, <br /> accessory dwelling units, <br /> multiple-family residential, <br /> commercial and work place, <br /> civic and cultural, and <br /> open space. <br />11. The following ratios shall apply to land uses within the project: <br />a. Community open spaces open to the public, such as squares, plazas, or parks, shall comprise a minimum of <br />5% of the total project area. <br />b. Civic uses, such as post offices, churches, community centers, meeting halls, schools, day care centers and <br />cultural facilities shall comprise a minimum of 1% of the total project area. <br />c. Residential uses shall comprise a minimum of 50% and a maximum of 80% of the total non-conservation and <br />non-agricultural project area. <br />d. Commercial and office uses located on residentially or agriculturally designated land shall not exceed 10% of <br />the total land area designated on the land use plan as residential and agricultural. <br />12. The vertical mixing of uses is allowed and strongly encouraged around designated town centers, main streets, <br />mixed-use centers, and central squares and greens. <br />Centers (Locus of Community Activity) <br />13. Each project must have at least one public square, town center, or mixed use area within a ¼ mile walking distance <br />from 50% of the project’s residential units and within ½ mile walking distance from 75% of the project’s residential <br />PAGE 28
