K a i P <br />Community Develo ent actor <br />THROUGH: Sasan Rohani, AICP <br />Chief, Long -Range Planning <br />FROM: John WachteA) <br />Senior Planner, Long -Range Planning <br />DATE: October 1, 1996 <br />RE: PARADISE CENTRAL CORPORATION AND 510/512 HOLDINGS, INC.,S <br />REQUEST TO REZONE APPROXIMATELY 4.2 ACRES FROM CL TO CG <br />(RZON 96-07-0054) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of October 15, 1996. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 4.2 acres from CL, <br />Limited Commercial District, to CG, General Commercial District. <br />Located at the southeast corner of CR 510 and CR 512, the subject <br />property is owned by Paradise Central Corporation and 510/512 <br />Holdings, Inc. The purpose of this request is to secure the <br />necessary zoning to add a drive-through to a fast food restaurant <br />that is currently under construction on the site. <br />On September 12, 1996, the Planning and Zoning Commission voted 6-0 <br />to recommend -that the Board of County Commissioners approve this <br />request to rezone the subject property to CG. <br />Existinc7 Land Use Pattern <br />An approved convenience store/fast food restaurant with fuel sales <br />is currently under construction on the site, which is presently <br />zoned CL. To the north and west, across CR 512 and CR 510, <br />respectively, land is also zoned CL. That land consists of <br />rangeland to the west and wooded areas to the north. A convenience <br />store with fuel sales exists at the northwest corner of the <br />intersection of CR 510 and CR 512. <br />Land abutting the site on the south and east is zoned A-1, <br />Agricultural District (up to 1 unit/5 acres) and consists of an <br />inactive grove.- <br />OCTOBER 15, 1996 13 BOOK, 99 PACE -411 <br />
