- Subject Property 2 <br />Subject Property 2 and properties to the north and west consist <br />primarily of citrus groves. The exception is the Perfection Truss <br />Building. Examination of an aerial photograph indicates that there <br />may be two small isolated wetlands on Subject Property 2. Most of <br />the western portion of the site, as well as land to the west and <br />south of the site, is zoned A-1. The county landfill borders the <br />site on the south. <br />Most of the eastern portion of Subject Property 2, as well as land <br />to the east of the site is zoned IG, General Industrial District. <br />That land contains the M & W Pump building as well as rangeland and <br />wooded areas. The eastern portion of land to the north of the <br />site, across Oslo Road, is zoned CG, general Commercial District, <br />while the western portion of that area land is zoned A-1. <br />Future Land Use Pattern <br />-Subject Property 1 <br />The east 72.3 acres of Subject Property 1 and lands to the east, <br />across 98th Avenue, are designated M-1, Medium -Density Residential - <br />1, on the county's future land use map. The Kenilworth Estates <br />subdivision, to the south, across SR 60, is also designated M-1. <br />The M-1 designation permits residential uses with densities up to <br />8 units/acre. <br />Lands north and west of the site, as well as the west 29.5 acres of <br />the site, and land west of the Kenilworth Estates subdivision, are <br />designated AG -2, Agricultural -2, on the county's future land use <br />map. The AG -2 designation permits agricultural uses and <br />residential uses with densities up to 1 unit/10 acres. <br />To the southeast of the site, abutting land is designated C/I, <br />Commercial/ Industrial Node. This designation permits various <br />commercial and industrial zoning districts. <br />- Subject Property 2 <br />Subject Property 2 and properties to the north and east are <br />designated C/I. Properties to the south and west are designated <br />PUB, Public Facilities, on the county's future land use map. The <br />PUB designation is intended for public facilities and services. <br />Environment <br />- Subject Property 1 <br />Subject Property 1 is currently used for agricultural purposes, <br />being a citrus grove. No wetlands or native upland plant <br />communities exist on site. The subject property is within Flood <br />Zone A, with a presently undetermined minimum base flood elevation <br />requirement. This indicates that the property is within the 100 <br />year floodplain. <br />- Subject Property 2 <br />Except for the truss plant and the two small isolated wetlands, <br />Subject Property 2 is also a citrus grove. Portions of the site <br />are within Flood Zone A. <br />Utilities and Services <br />Water lines extend to <br />Reverse. Osmosis Plant, <br />quarter mile of the <br />Treatment Plant. <br />Transportation System <br />- Subject Property 1 <br />both subject sites from the South County <br />while wastewater lines extend to within a <br />sites from the West Regional Wastewater <br />Both SR 60 and 98th Avenue abut Subject Property 1. West of I-95, <br />SR 60 is classified as a principal arterial roadway on the future <br />roadway thoroughfare plan map. This segment of SR 60 is a two-lane <br />paved road with approximately 200 feet of existing public road <br />right-of-way.
