PUBLIC HEARINGS <br />PROOF OF PUBLICATION FOR THESE HEARINGS ARE ON FILE IN THE <br />OFFICE OF THE CLERK TO THE BOARD. <br />11.A.1. 25-1035 Second Public Hearing - Proposed Developer's Agreement Between Pulte <br />Home Company, LLC and Indian River County for Emerson Oaks <br />Subdivision <br />Attachments: Aerial Photo <br />Emerson Oaks Developer Agreement <br />Deputy County Attorney Susan Prado presented the second public hearing regarding <br />the proposed Emerson Oaks residential planned development, which consisted of <br />171 single-family lots located at the southwest corner of 43rd Avenue SW and 13th <br />Street SW. The development would be executed in three phases. Phase I included <br />the establishment of seven model home lots, the project's entrance on 13th Street <br />SW, and a stormwater pond. Phase 1B featured 70 lots, an amenity center, and <br />related infrastructure. Phase 2 comprised 94 lots, a new entrance on 17th Street SW, <br />and the necessary utilities.
