FAQ . <br />This project has 2 tennis courts, a clubhouse, and 1-1/2 acres of <br />green space. The applicant redesigned the lake and perimeter lots <br />to more nearly conform with the County's requirements. <br />Anthony Gervasio of 3216 62nd Court stated that he believes in <br />property rights but felt this project raises a compatibility issue. <br />His home is in the east corner of the adjacent property on the <br />southern boundary. He moved to this area 18 years ago because of <br />the beautiful family setting. There is nothing in this area that <br />looks even similar to this project and he urged the Board to please <br />not accept this project in his neighborhood. He believed that the <br />property to the north will also be developed like this if this <br />project is allowed and it does not fit into the picture of a rural <br />single-family home area. He believed the Board would be setting a <br />precedent and we would then see this all along Cherry Lane (33rd <br />Street). <br />Robert Ford of 3236 62nd Court questioned the dimensions of <br />the interior lots, and Director Boling advised there is a minimum <br />55 foot width with a 125 foot depth. <br />Mr. Ford felt those are very small lots and noted that the <br />other residents of the area had to have 15 foot side setbacks and <br />20 foot front and rear setbacks. He was also concerned about the <br />additional traffic. He stated he has been in that neighborhood for <br />11 years and has never been through a neighborhood with homes this <br />close together. <br />Art Weekes of 3246 62nd Court stated he was not opposing the <br />development, just the small lots. <br />Mike Rosier of 3266 62nd Court stated that he had moved from <br />Dixie Heights where they had 50 foot lots. He now has the largest <br />lot in the area and does not want to see this area become like the <br />one he left. <br />Tim Zorc of 3907 58th Circle, the builder of Hammock Lakes, <br />stated that from a business standpoint, if he could squeeze in some <br />extra lots on his project, he would certainly be able to enhance <br />his company's position. He also felt it is not responsible <br />development to over -utilize a site. He felt the concept is good <br />but the location is not the best. <br />DECEMBER 17, 1996 100 <br />
