GOOK 101 FACE 198 <br />OPD Project Process <br />As a PD project, the process involved in review and approval of <br />this proposal is as follows: <br />Approval Nepdpcl Reviewing Body <br />1. Conceptual Plan/Special Exception PZC & BCC <br />2. Preliminary PD PZC <br />3. Land Development Permits or Waiver Staff <br />4. Final PD (plat) BCC <br />The applicant is now requesting approval of the first two steps. <br />If approved by the Board of County Commissioners, -the applicant <br />will need to obtain a land development permit or LDP waiver for <br />required PD improvements. <br />•Planning and Zoning Commission Recommendation <br />At its meeting of March 27, 1997, the Planning and Zoning <br />Commission unanimously (5-0) approved the preliminary PD plan <br />subject to. Board of County Commissioners approval of the special <br />exception use request, and recommended that the Board approve the <br />special exception use request with the conditions outlined at the <br />end of this report. <br />*Board of County Commissioners Consideration <br />The Board is now to consider the application and approve, approve <br />with conditions, or deny the special exception use request. If the <br />request is approved by the Board, the conditional preliminary PD <br />plan approval granted by the Planning and Zoning Commission at its <br />March 27th meeting will automatically become effective. Please see <br />the attached draft minutes. <br />AN LY21a : <br />1. <br />Size of <br />PD Area: 20.34 acres (including <br />access easement) <br />2. <br />Zoning Classification: A-1, <br />Agricultural <br />(up to 1 unit per 5 <br />acres) <br />3. <br />Land Use <br />Designation: AG -11 <br />Agricultural <br />(up to 1 unit per 5 <br />acres) <br />4. <br />Density:- <br />206,500+ <br />.196 units per <br />acre (1 unit <br />per 4.74 acres or <br />sq. ft.) <br />Note: The county's LDRs recognize that many tracts within the <br />county have previously dedicated property for canal and road <br />rights-of-way. Therefore, the minimum parcel size in the A-1 <br />zoning district is 200,000 square feet or -4.59 acres, so that <br />a tract originally consisting of 20 acres can be developed <br />with 4 units. <br />5. Minimum Tract Size: Required: 200,000 sq. ft. <br />Provided: 206,460 sq. ft. <br />20 <br />April 22, 1997 <br />
