Kea i A <br />Community Develo-Lent 7yirector <br />,4-6. <br />FROM: Stan Boling, AICP <br />Planning Director <br />DATE: June 4, 1997 <br />SUBJECT: Proposed LDR Amendments <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 10, 1997. <br />Several LDR amendment proposals have been reviewed by staff, the <br />PSAC (Professional Services Advisory Committee), and the PZC <br />(Planning and Zoning Commission) and are now ready for Board of <br />County Commissioners review. These amendments include the <br />following: <br />1. (Staff -initiated) Allowing non-commercial kennels and stables <br />in the AIR -1 zoning district as administrative permit uses, as <br />presently allowed in other single family zoning districts. <br />2. (Initiated by Ram Patel and staff) Modifying off-street <br />parking requirements for hotel/motel uses, gas station/sales <br />uses; and health and fitness centers. <br />3. (Staff -Initiated) Update of concurrency management regulations <br />in conformance with comprehensive plan changes made in 1996. <br />4. (Initiated by Peter Beuttell) Allowing banks and <br />financial/credit uses in the PRO zoning district. <br />The Board is now to consider adopting, modifying, or denying each <br />of the proposed amendments. <br />AN LYU S : <br />1. Allowing Non -Commercial Kennels & Stables in AIR -1 <br />The AIR -1 zoning district is a special single family zoning <br />district that allows private airstrips, and is designed to <br />accommodate developments such as the Aerodrome Subdivision <br />(located on the west side of 82nd Avenue S.W. at 5th Avenue <br />S.W.). That subdivision is zoned AIR -1. It was recently <br />brought to staff's attention that the AIR -1 district is the <br />only single family zoning district that, according to the <br />current LDRs, does not allow non-commercial kennels and <br />20 <br />June 10, 1997 <br />
