BGOK 101 PAGE 804 <br />1. Size of PD Area: 28.5 net acres (including proposed internal <br />road right-of-way) <br />2. Zoning Classification: A-1, Agricultural (up to 1 unit per 5 <br />acres) <br />3. Land Use Designation: AG -1, Agricultural (up to 1 unit per 5 <br />acres) <br />4. Density: .210 units per acre (1 unit per 4.75 acres or 206,910 <br />sq. ft.) <br />Note: The county's LDRs recognize that portions of many <br />tracts within the county have previously been dedicated for <br />canal and road rights-of-way. Therefore, the minimum parcel <br />size in the A-1 zoning district is set at 200,000 square feet <br />or 4.59 acres instead of 5 acres, so that a tract originally <br />consisting of 30 acres, but now slightly less than 30 acres <br />because of right-of-way dedications, can be developed with 6 <br />units. It should be noted that the overall gross density of <br />the area around the subject site, including road and canal <br />right-of-way, will still be no more than 1 unit per 5 acres <br />with the project developed. <br />S. Minimum Tract Size: Required: 200,000 sq. ft. <br />Provided: 206,910 sq. ft. <br />6. Maximum Lot/Homesite Area: Allowed: 1 acre <br />Proposed: 1 acre <br />7. Open Space: Required: 60k <br />Provided: 80% <br />8. Traffic Circulation: All six tracts will use the proposed <br />internal subdivision road for access from 57th Street. The <br />road will be constructed as a stabilized, unpaved, private <br />road. The LDRs allow such a road to be unpaved, since the <br />subdivision is private, generates less than 100 daily trips, <br />and is located outside of the Urban Service Area. The traffic <br />engineering division has reviewed and approved the roadway <br />layout. <br />9. Stormwater Management: The public works department has <br />reviewed and approved a conceptual stormwater plan. A <br />detailed engineering stormwater plan will be reviewed and <br />approved as part of the land development permit or permit <br />waiver process. <br />10. Utilities: The project will have on-site well and septic <br />tanks for each tract. These utility provisions have been <br />approved by the Utility Services and Environmental Health <br />Departments. <br />11. Dedications & Improvements: Since the proposed development is <br />a low traffic generator/attractor and is outside of the Urban <br />Service Area, the applicant is not required to provide <br />sidewalks or bikeways. <br />12. Concurrency: The applicant has obtained a conditional <br />concurrency certificate. Therefore, all concurrency <br />requirements related to special exception use and preliminary <br />PD plan/plat approval have been satisfied. <br />13. Environmental Issues: Since the site is over 5 acres, the <br />native upland set-aside requirements of section 929.05 <br />potentially could apply. Based upon an inspection of the site <br />by the county's environmental planning staff, staff has <br />determined that no native.upland habitat exists on the site. <br />Therefore, no native upland habitat preservation requirements <br />apply. <br />14. Waivers: The applicant is not requesting any waivers through <br />the PD process. <br />JULY 19 1997 <br />
