Future Land Use Pattern <br />The subject property and abutting properties on all sides are <br />designated C/I, Commercial/Industrial, on the future land use map. <br />The C/I designation permits various commercial and industrial <br />zoning districts. <br />Environment <br />More than 90k of the site has been cleared for development. The <br />remaining land contains scrubby flatwoods. A cursory review of <br />aerial photographs indicates that the site does not contain any <br />wetland areas. According to Flood Insurance Rating Maps, the <br />northern portion of the subject property is within a Flood Zone "A", <br />which indicates an area for which the base flood elevation has not <br />yet been determined. The rest of the site is not in a flood hazard <br />area. <br />The site is within the Urban Service Area of the county. Water <br />lines extend to the site from the South County Reverse Osmosis <br />Plant. Wastewater lines from the West Regional Wastewater <br />Treatment Plant also extend to the site. <br />The subject property abuts SR 60. Classified as an urban principal <br />arterial roadway on the future roadway thoroughfare plan map, this <br />segment of SR 60 is a four -lane divided road with approximately 160 <br />feet of public road right-of-way. No expansion of this segment of <br />SR 60 is currently programmed. West of 100th Avenue, however, SR <br />60 is programmed for expansion to four lanes by 2000. <br />In terms of permitted uses, there are both similarities and <br />differences between the existing CH district and the proposed CG <br />district. As a transitional type of zoning district having more <br />intense uses than general commercial districts and less intense <br />uses than industrial districts, the CH district is oriented to uses <br />such as warehouses, contractor trades, and repair establishments. <br />In contrast, the CG district is intended for retail, office, and <br />service commercial development. The differences between the <br />districts are best illustrated by their purpose statements. These <br />purpose statements, found in the county's land development <br />regulations, are as follows: <br />• CH, Heavy Commercial District. The CH, Heavy Commercial, <br />district is intended to provide areas for establishments <br />engaging in wholesale trade, major repair services and <br />restricted light manufacturing activities. The CH district is <br />further intended to provide support services necessary for the <br />development of commercial and industrial uses allowed within <br />other non-residential zoning districts. <br />• CG, General Commercial District. The CG, General Commercial, <br />district is intended to provide areas for the development of <br />general retail sales and selected service activities.
