Keatin AICP <br />Community Development Dir r <br />,4, � - <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad l <br />Staff Planner, Current Development <br />DATE: September 17, 1997 <br />SUBJECT: Oak Point Development Group, Inc.'s Request for Final Plat Approval for a Platted <br />Development to be Known as Grove Place <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of September 23, 1997. <br />DESCRIPTION AND CONDITIONS: <br />Grove Place is a proposed 9.09 acre commercial subdivision comprised of 4 fee simple lots, common <br />areas, and stormwater tracts. As proposed, the subdivision will "plat -over" an approved site plan <br />(SP -MA -96-02-06) for 4 medical office buildings. The subject site is located on the south side of <br />36th Street, in the 1300 block, and zoned MED (Medical). <br />Recently, the applicant received major site plan approval to construct four medical office buildings, <br />parking areas, internal driving aisles, stormwater management tracts, and common areas. Currently, <br />that site plan project is under construction. The developer is now requesting to "plat over" the site <br />plan improvements in order to convey each building with a fee simple lot. <br />Grove Place Data: <br />Project area: 9.09 acres <br />Number of Lots: 4 lots <br />On September 11, 1997, the Planning and Zoning Commission granted preliminary plat approval for <br />Grove Place. Since site development is controlled by the approved site plan, no land development <br />permit or permit waiver was required. Therefore, the developer, Oak Point Development Group, Inc., <br />through his agent Craven Thompson & Associates, Inc., is now requesting final plat approval. <br />17 <br />SEPTEMBER 23, 1997 <br />�2. <br />0v',c <br />
