r Box a 6 <br />10. The project shall be designed as a compact or clustered development. Projects may include <br />the following mix of uses occurring together in close proximity: <br />• single-family residential, <br />• multiple -family residential, <br />• commercial and work place, <br />• civic and cultural, and <br />• open space. <br />11. The following ratios shall apply to land uses within the project: <br />a. Communi open spaces open to the public, such as squares or parks, shall comprise <br />a minimum of 5% of the total project area. <br />b. Civic uses, such as post offices, community centers, meeting halls, schools, day care <br />centers and cultural facilities shall comprise a minimum of 1% of the total project <br />area. <br />C. Residential uses shall comprise a minimum of 50% and a maximum of 80% of the <br />total non -conservation and non-agricultural project area. <br />d. Commercial and office uses located on residentially or agriculturally designated land <br />shall not exceed 7% of the total land area designated on the land use plan as <br />residential and agricultural ftMdetiiipy,-�"a�tfi31 d %hated land. <br />12. The vertical mixing of uses is allowed and strongly encouraged around designated town <br />centers, main streets, mixed-use centers, and central squares and greens. <br />Centers <br />13. Each project must have at least one public square, town center, or mixed use area within a <br />'/4 mile walking distance from 50% of the project's residential units and within %z mile <br />walking distance from 75% of the project's residential units. <br />14. To accommodate increased pedestrian use, 50% of sidewalks in public squares, town centers, <br />or mixed use areas shall have a minimum unobstructed width (clear and passable for <br />pedestrians) of seven feet. <br />15. On -street parking shall be allowed within public squares, town centers, or mixed use areas. <br />16. Off-street parking within public squares, town centers, or mixed use areas shall be provided <br />only at the rear of buildings. <br />Edges <br />17. Project edges located outside the Urban Service Area shall be established and designed for <br />environmental, agricultural, recreational, or other open space uses. <br />Public Buildings <br />18. Public buildings, such as schools, churches, post offices, and community centers, shall be <br />provided in prominent, accessible locations within the project.
