Keating, :AICD <br />Community Developmen( Dir� <br />-4— <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad Z 9 <br />Staff Planner, Current Development <br />DATE: March 16,1998 <br />SUBJECT: Request for Final Plat Approval for the Pomelo Subdivision, an Agricultural Planned <br />Development <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of March 24, 1998. <br />DESCRIPTION AND CONDITIONS: <br />At its April 22, 1997 meeting, the Board of County Commissioners granted special exception use <br />approval for a 4 lot agricultural planned development (PD) to be known as Pomelo Subdivision. The <br />subject site is located on the south side of 49th Street, '/� mile west of 66th Avenue. Since the <br />subject property is outside of the Urban Service Area and has an agricultural zoning and land use <br />designation, subdivision of the property required submittal of an agricultural PD. By the Board's <br />action in granting PD plan approval, the preliminary Plat reviewed and approved by the Planning and <br />Zoning Commission became effective. The submitted final plat is consistent with the approved <br />conceptual and preliminary PD plans. <br />Carter Associates, Inc., as agent for the property owners James and Lauri Simpson, is requesting <br />final plat approval and has submitted the following: <br />A final plat in conformance with the approved conceptual and preliminary PD plats; <br />2. Certificate of completion for required subdivision improvements. <br />All required subdivision improvements for the Pomelo agricultural planned development have been <br />constructed (stabilized unpaved road and stormwater management improvements), and have been <br />inspected by the Public works Department for compliance with county land development standards. <br />Subsequently, Public works has issued a certificate of completion for the project. No Department <br />of Utility Services review was necessary because no utility services are required or proposed. It <br />should be noted that all improvements within the Pomelo PD will be private and, therefore, no <br />warranty maintenance agreement or security is required. with the issuance of the certificate of <br />completion, the applicant has satisfied all prerequisites to final plat approval. <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for the Pomelo PD. <br />MARCH 24, 1998 <br />-15-'o`' F,i;E4 <br />• <br />
