AKERS AND ALFRED P. SCOPINICH'S REQUEST TO <br />REZONE APPROXIMATELY 1.72 ACRES FROM IL TO CG <br />(RZON 98-03-0177) <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of June 16, 1998. <br />This is a request to rezone approximately 1.72 acres from the IL, Light Industrial, District to the CG, <br />General Commercial, District. The subject property is located at the northwest comer of US 1 and <br />53'd Street. The purpose of this request is to secure the necessary zoning to permit a gas station and <br />convenience store on the site. <br />On May 14, 1998, the Planning and Zoning Commission voted 6 to 0 to recommend that the Board <br />of County Commissioners approve this request to rezone the subject property to CG. <br />The subject property, adjacent land to the north, and land to the south, across 53'd Street, are within <br />the IL, Light Industrial, Zoning District. These sites consist of undeveloped wooded areas. Land <br />to the west of the subject property, across Old Dixie Highway and the Florida East Coast (FEC) <br />railroad tracks, is within the IG, General Industrial, Zoning District, and consists of vacant fields <br />with scattered trees. The Whisper Likes Golf Course and Driving Range is located east of the <br />subject property, across US 1, at the northeast comer of US 1 and 53d Street. That area is within the <br />CG, General Commercial, Zoning District. A f'/a acre parcel located at the southeast comer of US <br />1 and 53'd Street is also zoned CG. That parcel contains one vacant building. Land to the south and <br />east of that parcel is zoned RM -6, Multiple -Family Residential District (up to 6 units/acre) and <br />consists of citrus groves. <br />The subject property and all surrounding properties are designated CII, Commercial/ Industrial, on <br />the future land use map. The C/I designation permits various commercial and industrial zoning <br />districts. <br />Environment <br />Much of the subject property is heavily wooded with pine trees, oak trees, and Brazilian Pepper <br />plants, a nuisance exotic species. The site is not designated as environmentally important nor <br />environmentally sensitive by the comprehensive plan. No wetlands exist on site. According to <br />Flood Insurance Rating Maps, the subject property does not contain any flood hazard areas. <br />The site is within the Urban Service Area of the county. Water lines extend to the site from the <br />South County Reverse Osmosis Plant. Wastewater service is not available to the site at this time. <br />JUNE 169 1998 <br />-16- <br />
