The subject 38 acre site is located on
the north side of 26'' Street approximately'/4 of a mile west of 70 Avenue. The subject property
is zoned A-1, Agricultural (up to 1 unit per 5 acres) and is located outside the Urban Service Area.
An agricultural business is a commercial operation that is related to processing or servicing of bona
fide agricultural production (i.e. citrus, farming, ranching, etc.). The proposed agricultural business
is allowed in the A-1 zoning district by special exception use approval, subject to the specific land
use criteria of section 971.08 of the county's land development regulations.
At its regular meeting of June 25, 1998, the Planning and Zoning Commission recommended that
the Board grant special exception use approval with the conditions stated at the end of this report and
approved the associated minor site plan application for the project, subject to the Board granting
special exception use approval. The Board is to now act on the special exception use request and
approve, approve with conditions, or deny the special exception use request. Pursuant to section
971.05 of the LDRs, the Board is to consider the appropriateness of the requested use for the subject
site and surrounding area. The county may attach any conditions and safeguards necessary to
mitigate impacts and to ensure compatibility of the use with the surrounding area.
ANALYSIS:
1.
