Off -Street Parking: Required: 5 (unpaved, stabilized spaces) <br />Provided: 5 (unpaved, stabilized spaces) <br />Note: As allowed in the LDRs, low traffic generating projects located outside the Urban <br />Service Area, such as this project, may use unpaved spaces. <br />10. Traffic Circulation: The site will be accessed from 26' Street by a single two-way <br />driveway. The project's driveway and parking areas will be a stabilized marl surface. The <br />LDRs allow such improvements to be unpaved for projects, such as this one, that generate <br />fewer than 100 daily trips and that are outside the Urban Service Area. The traffic <br />engineering division has reviewed and approved the proposed 26' Street driveway and on- <br />site traffic circulation plan. <br />11. Stormwater Management: The public works department has reviewed and approved the <br />project's stormwater plan. <br />12. Utilities: The project will have an on-site well and septic tank. These provisions have been <br />approved by the Utility Services and Environmental Health Departments. <br />13. Dedications & Improvements: Even though the physical roadway along the site's south <br />boundary is designated as 26' Street, the road is actually located within Indian River Farms <br />Water Control District canal right-of-way. In order to comply with county local roadway 60' <br />minimum right-of-way requirements, development of the subject site will require 26" Street <br />right-of-way dedication from the site. Because the Indian River Farms Water Control <br />District canal right-of-way cannot be used to satisfy the 60' minimum right-of-way <br />requirements, and because the presence of the canal is a physical impediment to future <br />roadway expansion to the south, the entire 60' of 26' Street right-of-way must be dedicated <br />from the subject site. Therefore, 60' of 26' Street right-of-way is required from the site <br />without compensation. The ultimate road right-of-way width for 26h Street is 80', 20' beyond <br />the local road requirement. Public works has determined that it will not purchase the last 20' <br />at this time. Even so, the proposed site plan accommodates the 80' ultimate right-of-way. <br />July 14, 1998 <br />WV <br />
