Chandler <br />C ouuiy Adiniuisiraiur <br />Dg^RTMENT HEAD CONCURRENCE <br />M. <br />THROUGH: Sasan Rohani, AICP " ' It - <br />Chief, Long -Range lanning <br />FROM: John Wachte <br />Senior Planner, Long -Range Planning <br />DATE: August 5, 1998 <br />RE: Farm Credit of South Florida's request to rezone approximately 9.55 acres from <br />A-1 to RM -6 (RZON 98-07-0014) <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of August 25, 1998. <br />This request is to rezone approximately 9.55 acres from A-1, Agricultural District (up to 1 unit/5 <br />acres) to RM -6, Multiple -Family Residential District (up to 6 units/acre). The subject property is <br />located on the north side of 26`h Street, approximately half a mile east of 74`h Avenue. The purpose <br />of this request is to secure the zoning necessary to develop the site consistent with its comprehensive <br />plan land use designation. <br />On July 23, 1998, the Planning and Zoning Commission voted 5 to 0 to recommend that the Board <br />of County Commissioners approve this request to rezone the subject property to RM -6. <br />The subject property and adjacent property on the north are zoned A-1 and contain citrus groves. <br />Land along the subject property's east boundary is zoned RM -6 and has been cleared, except for <br />several oak trees and sabal (cabbage) palm trees. The Vista Plantation Condominiums, zoned RM -4, <br />Multiple -Family Residential District (up to 4 units/acre), are to the south of the subject property, <br />across 26`h Street. Abutting the Vista Plantation Condominiums on the west is the Village Green <br />Mobile Home Park. That mobile home park is zoned RMH-8, Mobile Home Residential District (up <br />to 8 units/acre). Land abutting the subject property on the west is owned and used by the mobile <br />home park for storage and maintenance, and is also zoned RMH-8. <br />The subject property and adjacent properties to the east are designated L-2, Low -Density <br />Residential -2, on the county future land use map. The L-2 designation permits residential uses with <br />densities up to 6 units/acre. Land abutting the subject property on the north is designated L-1, Low - <br />Density Residential -1, on the county future land use map.
