Therefore, only 50% of the required number of spaces are <br />required to be paved. The remaining spaces will be stabilized as approved by Public Works. <br />Traffic Circulation: <br />The site will be accessed from U S 1 and from Vista Gardens Trail. A new right in/right out <br />driveway is proposed on U S 1, while a full movement driveway is proposed onto Vista <br />Gardens Trail. Vista Gardens Trail provides access to U S 1 and Indian River Boulevard <br />The plan also proposes some changes to the U S 1 / Vista Gardens Trail entrance. These <br />changes will include a raised traffic separator, enhanced traffic control and pavement <br />marking and new landscaping along Vista Gardens Trail. New internal driveways will <br />provide access to the proposed parking spaces, including a large parking area located in the <br />southwest comer of the site. Most of the project's 109 unpaved spaces will be located in the <br />southern portion of the site. The internal circulation has been approved by the Traffic <br />Engineering Division. <br />A traffic impact statement has been submitted and approved by the Traffic Engineering <br />Division. Based on the approved traffic statement, no off-site improvements are required <br />However, the applicant is proposing to provide a a right tum/decel lane at the U S 1 new <br />driveway entrance. <br />8. Stormwater Management. The stormwater management plan has been reviewed and <br />approved by the Public Works Department.
