Director Boling advised of an error on the chart in the memorandum under 13, <br />Proposed Waivers. He advised that under columns Lot 1 and Lots 2-6, the rear setback <br />should be 25 feet, not 30 feet as was noted on the original page. (CLERK'S NOTE: <br />Corrected page has been inserted above.) <br />Commissioner Adams understood that additional recreational area was not required <br />at this time for the project and that it was sufficient to reduce the right-of-way with a 6' <br />utility easement. Director Boling confirmed her understanding in both instances. <br />The Chairman opened the public hearing and asked if anyone wished to be heard in <br />this matter. <br />Donald J. Cuozzo, of Houston Cuozzo Group, Inc., agent for the applicant, advised <br />that the applicant has agreed to the conditions specified by staff and that he was present to <br />respond to any questions. <br />It was determined that no one else wished to be heard and the Chairman closed the <br />public hearing. <br />ON MOTION by Commissioner Adams, SECONDED BY <br />Commissioner Stanbridge, the Board unanimously granted <br />conceptual special exception use and conceptual PD plan <br />approval and approved the requested waivers with the following <br />conditions: (1) Prior to the issuance of a land development <br />permit, the applicant shall obtain approval from the <br />environmental planning staff for the final landscape plan for <br />lagoon shoreline vegetation plantings; (2) Prior to issuance of a <br />C. 0. for any unit adjacent to the Indian River Lagoon, the native <br />re -vegetation planting along the lagoon shoreline shall be <br />completed in accordance with the approved, final landscape <br />plan; and (3) Prior to or via the final plat, a pedestrian easement <br />shall be established in favor of the overall Pelican Pointe <br />Condominium Umbrella Association which provides for a <br />pedestrian path through this portion of the development. <br />December 8, 1998 <br />23 <br />BOOK. 107 �,,U SIG <br />
