• 0 <br />On January 8,1998, the Planning and Zoning Commission granted preliminary PD plan approval <br />(with conditions) to construct a multiple use commercial project consisting of a convenience <br />store/fast food restaurant with drive through facility, fuel sales, a car wash, an office, and a mini <br />storage facility. That plan is in conformance with a conceptual PD plan and commercial PD <br />rezoning request that had previously been approved by the Board of County Commissioners. The <br />project site is located at 8410 20* Street, on the north side of SR 60 immediately east of the Citrus <br />Ridge Post Office. The current expiration date of the approved preliminary PD plan is January 9, <br />1999. <br />Prior to that expiration date, the project applicant filed a request to extend the preliminary PD plan <br />approval date by one year. The applicant cites financing issues as the reason for the delay in <br />commencement of project construction. Pursuant to applicable PD and site plan regulations, the <br />extension request may now be considered by the Board of County Commissioners. <br />Although the LDRs have been amended since the time of project review and approval, the members <br />of the Technical Review Committee (TRC) concur that subsequent amendments as applied to the <br />subject project are not significant enough to require substantial revisions or redesign of the project. <br />All TRC staff members have recently approved the applicant's request for site plan extension. <br />As allowed under provisions of the LDRs, the Hedins are requesting a full one year extension of the <br />preliminary PD plan approval expiration date. Pursuant to Chapter 914 of the LDRs, the Board of <br />County Commissioners may deny, approve, or approve with additional conditions the requested <br />preliminary PD plan extension. Subject to the original preliminary PD plan approval conditions, <br />staff has no objection to the Board granting the request since the previously approved site plan <br />substantially conforms to existing LDR requirements. <br />Staff recommends that the Board of County Commissioners approve the Hedins' request for a one <br />year extension of the preliminary PD plan approval with all original approval conditions to remain <br />in effect. The new preliminary PD plan expiration date will be January 8, 2000. <br />ATTACHMENTS: <br />1. Request Letter <br />2. Location Map <br />3.
