BOOK 100 FgG �,lu <br />The twelve proposed amendments considered by the Board at its April 19th special meeting, which <br />are included in the proposed ordinance, are as follows: <br />1. Murphy Deed Reservations <br />2. Right-of-way Table <br />3. Building -front Walkway Venders <br />4. Distinguishing Piers from Docks <br />5. Height of Buildings: Multiple Roof Structures and Roof Peaks <br />6. Half -Streets <br />7. Gated Entrances <br />S. Exception to Littoral Zone Requirements <br />9,- Prohibition of Special Needs Development in Coastal High Hazard Area <br />10. Home Occupations <br />11. Private Access Road Frontage <br />12. Wabasso Corridor Plan Requirements Update <br />Minor changes have been made to the April 19m version of the proposed ordinance in regard to <br />correcting typographical errors and placing the lengthy Wabasso Corridor Plan Requirements Update <br />at the end of the ordinance document. For that reason, items 9-12 have been reordered Also, the <br />end of the ordinance has been formatted so as to reflect "split votes" on the building height and home <br />occupations proposals. <br />The only substantive change made from the April 191 ordinance version is in regard to home <br />occupations. A specific proposed prohibition of "... clients coming to the (home occupation) <br />premises..." has been deleted. Also, the Planning and Zoning Commission's proposed allowance <br />for 2 non-resident employees to park and meet at the home occupation premises has been deleted <br />In summary, the proposed home occupations regulations: <br />• Do not specifically prohibit client visits at the residence. <br />• Continue to prohibit "in person" wholesale and retail transactions at the residence (but allow <br />phone and internet transactions). <br />• Clearly prohibit non-resident employees from working at the residence. <br />• Allow for non-resident employees but only for activities that are off -premises. <br />• Retain the "level of activity" general standard that could possibly be used to prevent home <br />occupations from changing the residential character of the residence. <br />These changes and provisions reflect the Board's direction given at the April 19s' meeting. <br />As reported at the April 191 meeting, if the Board approves the Wabasso Corridor Plan <br />Requirements Update, then the official Wabasso Corridor Plan will need to be revised accordingly. <br />Also, as reported at the April 19s' meeting, the Board will need to finalize its approval of the <br />Wabasso Corridor Plan On-going Review Task Force member list (Tom Lowe, Ruth Meyers, Steve <br />Parsons, Mary Fredell, John Atz, Jeff Bass). <br />Staff recommends that the Board of County Commissioners: <br />1. Adopt the attached Land Development Regulation (LDR) amendment ordinance. <br />2. Modify the development requirements of the approved Wabasso Corridor Plan in accordance <br />with the approved LDR amendment, and authorize staff to issue a revised and updated <br />Wabasso Corridor Plan. <br />3.
