Keating, 'MI 7 <br />Community DevelopWVUL Director <br />913 <br />FROM: Stan Boling,IA CP <br />Planning Director <br />DATE: July 12,1999 <br />SUBJECT: John Dean's Request for Special Exception Use Approval for an Office Annex <br />for the Samaritan Center Residential Center <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of July 27, 1999. <br />Architect John Dean, on behalf of the Bishop of the Diocese of Palm Beach, is requesting special <br />exception use approval for a 1,180 sq. & building annex on the site of the existing Samaritan Center, <br />located at 3650 4111 Streetimmediately north of the St. Helen's Head Start facility. The proposal is <br />to locate an administrative office building annex 30' north of the existing residential center building. <br />No increase in the approved residential capacity of the center (maximum of 22 residents) is <br />proposed. However, because the residential center use is located in a residential zoning district and <br />because the floor area of the use is being expanded by more than 10%, special exception use <br />approval is required <br />The Board of County Commissioners is now to approve, approve with conditions, or deny the special <br />exception use request. Pursuant to Section 971.05 of the LDRs, the Board of County Commissioners <br />is to consider the appropriateness of the requested use for the subject site and surrounding area. The <br />county may attach any conditions and safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area. <br />The request was accompanied by an administrative approval site plan application which has been <br />approved by staff subject to the granting of the special exception use expansion request. If the <br />special exception request is approved, then the administrative approval will become effective and <br />subject to any conditions attached to the special exception approval. <br />JULY 27,1999 <br />
