• <br />• <br />Planning and ning Commission Action <br />At its regular meeting of July 8, 1999, the Planning and Zoning Commission voted unanimously <br />(4-0) to recommend approval of the request <br />kl�FA 616.11 <br />1. <br />2. <br />3. <br />4. <br />Size of Development Site: Overall Site: 8.35 acres <br />Area of Development: 2.62 acres <br />Note: The area of development encompasses all existing and proposed residential center <br />improvements. The remainder of the overall site will remain vacant at this time. <br />Zoning Classification: RM -10 (Residential Multi -Family up to 10 unitsiacre) <br />Land Use Designation: M-2 (Residential Medium Density Residential 2 up to 10 <br />units/acre) <br />Building Floor Area: <br />Maximum Number of Residents: <br />Existing: 6,984 sq. & <br />Proposed Annex: 1.180 sq, ft. <br />Total: 8,164 sq. & <br />Existing 22 <br />Pmposed <br />The proposed office annex is a modular building currently being used as a real estate office <br />and located at the southeast corner of Beachland Boulevard and SR A -1-A. That building <br />will be moved to the Samaritan Center site and used for administrative offices for the center. <br />5. Open Space: Required: 30% <br />Provided: 80% <br />6. New Impervious Surface Area: 1,498 sq. & (annex and new sidewalks) <br />7. Off -Street Parldng: Required: 15 <br />Provided: 16 (existing, paved) <br />8. Stormwater Management: The site's existing stormwater management system will be used <br />to handle the small amount of additional run-off. Public Works has reviewed the plans and <br />has no objection to site plan approval. <br />9. Utilities: The site is served by county water and sewer service. The provisions have been <br />approved by the County Utility Services and Environmental Health Departments. <br />10. Landscape Plan: Existing trees and landscaping improvements on-site meet applicable <br />Chapter 926 landscaping requirements for the proposed project <br />11. Traffic: All existing access, driveway, and parking improvements will remain unchanged. <br />No additional improvements are required or proposed.
