The requested zoning is compatible with the surrounding area, and is consistent with the goals, <br />objectives, and policies of the comprehensive plan. Rezoning the site, as requested, will have no <br />negative impacts on environmental quality or the provision of public facilities and services. The <br />subject property is located in an area deemed suitable for general commercial uses. The request <br />meets all applicable criteria. For those reasons, staff supports the request. <br />Based on the analysis, staff and the Planning and Zoning Commission recommend that the Board <br />of County Commissioners approve this request to rezone the subject property from the CH, Heavy <br />Commercial, District to the CG, General Commercial, District by adopting the attached ordinance. <br />AXIACHMENTS <br />1. Rezoning Ordinance <br />The Chairman asked the CountyAttorneyto administerthe oath, and CountyAttorney <br />Vitunac advised that it was not always necessary to have witnesses take the oath; it has been <br />the practice to do so when there might be a future court case concerning the matter. <br />Community Development Director Bob Keating then reviewed the memorandum and <br />recommended the rezoning. <br />The Chairman opened the public hearing and asked if anyone wished to be heard in <br />this matter. There being none, he closed the public hearing. <br />ON MOTION by Commissioner Stanbridge, SECONDED BY <br />Commissioner Adams, the Board unanimously (4-0, <br />Commissioner Ginn. absent) Ordinance No. 99-023 amending <br />the Zoning Ordinance and the accompanying Zoning Map from <br />CH to CG, for the property located on the east side of Old Dixie <br />Highway, +912 feet south of 45t` Street (North Gifford Road), <br />as described therein, and providing for an effective date. <br />SEPTEMBER 7, 1999 <br />0 <br />M <br />
