Accessory residential uses <br />may include convents, monasteries, rectories or parsonages as required by <br />these regulations. <br />Note. No such facilities are proposed. <br />d. Type "C" screening shall be provided along all property boundaries where the <br />facility is located adjacent to a single-family residentially designated <br />property. Type "D" screening shall be provided along all property boundaries <br />when the facility is located adjacent to a multiple -family residentially <br />designated property. <br />1. The Board of County Commissioners may waive or reduce the buffer <br />requirements where the place of worship is located next to an existing <br />cemetery, place of worship, childcare facility, community center, or school. <br />Consideration shall be given to security, noise, and visual impacts. Where <br />a waiver or a buffer reduction is granted, normal perimeter landscaping <br />requirements shall apply, and alternative requirements (such as fencing) may <br />be required. <br />Note. The applicable buffers have been provided and are depicted on the <br />proposed site plan. <br />All the applicable specific land use criteria have been satisfied by the site plan application, subject <br />to a condition that the existing CBS storage building be modified to meet the required 30' setback. <br />13. Surrounding Land Use and Zoning: <br />North: Vacant/RS-6 <br />South: 1216 Street, Single -Family Homes/RS-6 <br />East: Single Family Homes, 300 Avenue/RS-6 <br />West: Vacant/RS-6 <br />Based on the analysis performed, staff recommends that the Board of County Commissioners grant <br />special exception approval for the requested place of worship use, subject to the following <br />conditions: <br />1. Prior to issuance of a certificate of occupancy for the place of worship use, <br />the applicant shall: <br />a. Modify, relocate, or remove the existing CBS building in a manner <br />that meets the 30' setback requirement, and <br />b.
