Building area includes an auditorium, offices, and multi-purpose rooms. <br />8. Traffic Circulation: The site will have a main access to 431 Avenue and a secondary access <br />to 101 Street. Both accesses are proposed as full movement two-way driveways. The 431 <br />Avenue driveway will be used to access the main parking lot, which is laid out with one-way <br />driving aisles and angled parking. The internal circulation and driveway locations have been <br />approved by the Traffic Engineering Division. Due to the low number of anticipated trips, <br />there are no off-site traffic improvements required. <br />9. Off -Street Parking: <br />Phase I <br />Required: 83 spaces <br />Proposed: 84 spaces (26 concrete) <br />Phase II <br />Required: 60 spaces <br />PE=sed: 68 =aces <br />Total (Phase I and II) Required: 143 spaces <br />Total (Phase I and II) Proposed: 152 spaces <br />Note. There will be 26 concrete spaces constructed with the Phase I parking. All other <br />spaces will be stabilized. <br />For infrequent uses such as places of worship, parking spaces may be stabilized and unpaved <br />in accordance with the LDRs. Most of the proposed spaces (126 out of 152) are to be <br />stabilized and grassed. The proposed driveway that will serve these spaces will be paved. <br />These proposed improvements have been approved by Public Works. <br />10. Stormwater Management: The proposed stormwater management plan, which includes <br />provision of a retention area in the northwest comer of the site, has been approved by the <br />Public Works Department.
