C. Any accessory residential use, day care facility or school upon the premises <br />shall provide such additional lot area as required for such use by this section <br />and shall further be subject to all conditions set forth by the reviewing <br />procedures and standards for that particular use. Accessory residential uses <br />may include convents, monasteries, rectories or parsonages as required by <br />these regulations. <br />Note. No such uses or facilities are proposed. <br />d. Type "C" screening shall be provided along all property boundaries where the <br />facility is located adjacent to a single-family residentially designated <br />Property. Type "D" screening shall be provided along all property boundaries <br />when the facility is located adjacent to a multiple -family residentially <br />designated property. <br />1. The Board of County Commissioners may waive or reduce the buffer <br />requirements where the place of worship is located next to an existing <br />cemetery, place of worship, childcare facility, community center, or school. <br />Consideration shall be given to security, noise, and visual impacts. Where <br />a waiver or a buffer reduction is granted, normal perimeter landscaping <br />requirements shall apply, and alternative requirements (such as fencing) may <br />be required. <br />Note. Type "C" buffers have been depicted on the proposed site plan along <br />all site boundaries. <br />Thus, all the applicable specific land use criteria have been satisfied by the site plan application. <br />15. Dedication and Improvements: <br />Presently, 35' of right-of-way exists for 10'" Street which is classified as a local road <br />requiring 60' of right-of-way. Due to the fact that all of the existing right-of-way was <br />Previously dedicated from property to the north, the remaining 25' of right-of-way <br />deficiency must be made-up from the subject site. The applicant is proposing to <br />dedicate without compensation an additional 15' of right-of-way and a 10' drainage <br />and utility easement to satisfy the 60' wide local road right-of-way for the subject <br />segment of 101 Street. This proposal conforms to LDR requirements, is depicted on <br />the site plan, is allowed by the LDRs, and is acceptable to the Public Works <br />Department. The right-of-way dedication and grant of easement will need to take <br />place prior to site plan release. <br />Presently, the subject segment of 10* Street is an unpaved, stabilized two-way road. <br />Because the project constitutes a small trip generator and access to I 01 Street is <br />"secondary", according to the LDRs the applicant must pave to the project's <br />Proposed entrance on 10' Street or otherwise guarantee that the improvement will <br />be completed. The improvement or guarantee will need to be made prior to the <br />issuance of a certificate of occupancy.
