The sidewalk and bikeway plan requires a 5' wide sidewalk along 43nd Avenue. <br />Public Works has verified that this required improvement will be constructed as part <br />of the 431d Avenue widening project. Thus, provision of this improvement has <br />already been guaranteed. <br />16. Surrounding Land Use and Zoning: <br />North: 10d' Street, Single Family Homes/RS-6 <br />South: Anna Belle's Way Subdivision (approved, not yet constructed, existing grove)/RS-6 <br />East: Single Family Homes, The Laurels Subdivision/RS-6 <br />West: 431d Avenue, Glendale Lakes Subdivision/RS-6 <br />Based on the analysis performed, staff recommends that the Board of County Commissioners grant <br />special exception approval for the requested place of worship use, subject to the following <br />conditions: <br />A. Prior to site plan release, the applicant shall: <br />1. Dedicate to the county, without compensation, 15' of additional right- <br />of-way for 101 Street and a parallel 10' drainage and utility easement <br />as depicted on the site plan, and <br />2. Obtain a county wetland resource permit. <br />B. Prior to issuance of a certificate of occupancy for the project, the applicant <br />shall: <br />1. Either pave l Od' Street from 431' Avenue to the project's proposed 10' <br />Street entrance or otherwise guarantee via posted security or a <br />commitment from the county that the paving improvement will be <br />completed. <br />2.
