Callahan, SRA, Right -of -Way Agent/2' t Q— SUBJECT: Right -of -Way Acquisition 16" Street and 82°d Avenue Right -of -Way Parcel 1.81 acres Dr. Michael Baratta DATE: February 18, 2000 DESCRIPTION AND CONDITIONS An additional 60 feet (60') of right-of-way is needed along the north side of 16th Street, at the NE corner of the intersection of 16ie Street and 82nd Avenue. The owner has executed a contract at a negotiated price of $25,000 per acre for this A-1 zoned land, which has a Land Use of M-1, 8 units per acre. This price per acre is comparable to other similar Land Use designated parcels the County has purchased based upon appraisals or evaluations. The Purchase Price for the land is $45,250.00. ,ADDITIONAL TERMS AND CONDITIONS The County, through negotiation, has agreed to pay an additional 59.000.00 to the property owner to restore the grove drainage ditch, the electrical service, motor and drainage pump, the drainage valve, and the grove road with drainage riles. The County has agreed to replace the underground culvert pipe located under 16" Street and to guarantee two "curb cuts" for future ingress and egress to the property from 16' Street. By payment of this $9,000.00 additional compensation, the County has fulfilled any and all obligations to the property owner with respect to the restoration of the south boundary of the citrus grove. The County will be held harmless now and in the future concerning the operation of the grove. The total contract price is $54,250.00 based on all terms and conditions. There are no appraisal or attorneys fees. RECOMMENDATIONS Staff recommends that the Board of County Commissioners approve the $54,250.00 purchase, and authorize the Chairman to execute the contract.
