r� <br />• PD Project Process <br />As a PD project, the process involved in review and approval of this proposal is as follows: <br />Approval Needed Reviewing Body <br />1. Conceptual Plan/Special Exception PZC & BCC <br />2. Preliminary PD PZC <br />3. Land Development Permit (LDP)or Waiver Staff <br />4. Final PD (plat) BCC <br />The applicant is now requesting approval of the fust two steps. If approved by the Board of County <br />Commissioners, the applicant will need to obtain from public works an LDP or LDP waiver for <br />proposed improvements. <br />• Planning and Zoning Commission Consideration <br />The Planning and Zoning Commission considered the first two steps in the PD process for this <br />project at its regular meeting held March 9, 2000. At that meeting, the Planning and Zoning <br />Commission unanimously approved the preliminary plat application subject to the Board of County <br />Commissioners approval of the special exception use. The Planning and Zoning Commission also <br />recommended that the Board grant the special exception use for the project as proposed (see <br />attachment #6). <br />• Board of County Commissioners Consideration <br />Pursuant to Section 971.05 of the LDRs, the Board of County Commissioners is to consider the <br />appropriateness of the requested conceptual PD plan based on the submitted PD plan and suitability <br />of the site for that use. The Board may approve, approve with conditions, or deny the special <br />exception use. The County may attach any conditions and safeguards necessary to mitigate impacts <br />and to ensure compatibility of the use with the surrounding area. <br />ANALYSIS: <br />1. Size of PD Area: 37.02 acres <br />Note. The subject site originally consisted of ±40 gross acres but is now less than 40 acres <br />due to canal right-of-way dedications. <br />2. Zoning Classification: A-1, Agricultural (up to 1 unit per 5 acres) <br />3. Land Use Designation: AG -1, Agricultural (up to 1 unit per 5 acres) <br />4. Density: Allowed: up to .20 units/acre <br />Proposed: .20 gross units/acre* <br />*Based upon the site's original gross acreage of 40 acres with 8 homesites proposed. This <br />density calculation is consistent with county allowances and previous project approvals that <br />recognize gross acreage of agricultural PD sites. <br />APRIL 49 2000 <br />-49- <br />
