EOOK i J J PAGE <br />The subject property and properties to the west and south are designated L-2, Low -Density <br />Residential -2, on the county future land use map. The L-2 designation permits residential uses with <br />densities up to 6 units/acre. To the east of the subject property�land is designated L-1, Low -Density <br />Residential -1, on the county future land use map. The L-1 designation permits residential uses with <br />densities up to 3 units/acre. To the north of the subject property land is outside the urban service <br />area and is designated AG -1, Agricultural -1, on the county future land use map. The AG -1 <br />designation permits agricultural uses and residential uses with densities up to 1 unit/5 acres. <br />The subject property is not designated as environmentally important or environmentally sensitive <br />by the comprehensive plan. Being a citrus grove, the site does not contain any native uplands. The <br />site is within an "AE" 100 year floodplain, with a minimum base flood elevation requirement of 22 <br />feet NGVD. <br />The site is within the Urban Service Area of the county. Wastewater lines extend to the site from <br />the West Regional Wastewater Treatment Plant, while potable water lines extend to the site from the <br />South County Reverse Osmosis Plant. <br />The site is bounded on the east by 58`" Avenue. Classified as an urban minor arterial roadway on <br />the future roadway thoroughfare plan map, this segment of 58'" Avenue is a two lane road currently <br />located within canal right-of-way. The county plans to acquire 76 feet of public road right-of-way <br />and expand 58`h Avenue to four lanes by 2004. <br />The site is bounded on the north by 8h Street. Classified as a rural major collector road on the future <br />roadway thoroughfare plan map, this segment of 8`" Street is a two lane road with approximately 60 <br />feet of public road right-of-way. No improvements are scheduled for this segment of 8"' Street. <br />In this section, an analysis of the reasonableness of the rezoning request will be presented. <br />Specifically, this section will include: <br />• an analysis of the request's impact on public facilities; <br />• an analysis of the request's consistency with the county's comprehensive plan; <br />JUNE 6, 2000 <br />�-36- <br />� <br />
