Keating, AICP <br />Community Development D' r <br />THROUGH: Stan Boling,'AICP <br />Planning Director <br />FROM: Jeff Blackstone'-,- <br />Staff <br />lackstone'aStaff Planner, Current Development <br />DATE: September 13, 2000 <br />SUBJECT: Indian River Club, Ltd's Request for Final Plat Approval for Parcel 8 (Plat 7) <br />at Indian River Club, to be known as Oak Hammock <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of September 19, 2000. <br />DESCRIPTION & CONDITIONS: <br />Oak Hammock is a 47 lot subdivision of a 25.09 acre parcel. The subject property is part of the <br />overall Indian River Club conceptual PD plan and is consistent with that plan. The subject site is <br />located at the southeast corner of the intersection of 6' Avenue SW and 231d Street SW (Highland <br />Dr.) The subject site is zoned RM -6 and has an L-2 land use designation. <br />On January 13, 2000, the Planning and Zoning Commission granted preliminary plat approval for <br />Parcels 7, 8, and 9 of the Indian River Club. The applicant has subsequently obtained a land <br />development permit for Parcel 8 and commenced construction. The applicant is proposing to "bond - <br />out" for required improvements as allowed by the land development regulations (LDRs). The <br />applicant is now requesting final plat approval and has submitted the following: <br />1.
