While a subdivision of single-family residences abuts the site on the east, citrus groves surround the <br />subject property on the north, south and west. North and east of the subject property, land is zoned <br />RS -3. To the south and northwest of the subject property, land is zoned A-1. To the west of the <br />subject property, land is zoned A-1, except for land along 9`h Street, SW which is zoned RS -3. <br />The subject property and all surrounding properties are designated L-1, Low -Density Residential -1, <br />on the county future land use map. The L-1 designation permits residential uses with densities up <br />to 3 units/acre. <br />The subject property is not designated as environmentally important or environmentally sensitive <br />by the cotttprehensive plan. Being a citrus grove, the site does not contain any native uplands. The <br />site is within an "AE" 100 year floodplain, with a minimum base flood elevation requirement of 22 <br />feet NGVD. <br />October 3, 2000 - <br />70 <br />
