Open Space: Required: 40.0% <br />Provided: 50.0% <br />Note: Open space consists of common open space, private yards, and golf course area. <br />6. Recreation Area: Required: 6.6 acres <br />Provided: 179.61 acres <br />Note: Recreation areas include clubhouse, golf course, pedestrian system and pool. <br />7. Phasing: The applicant is proposing to phase the development in the following manner. <br />■ Phase 1 is proposed to include the main boulevard from 431 Avenue, PODs A. B, <br />C, and D, the golf course, clubhouse and maintenance building improvements, lake <br />excavation, fill for all 7 PODS, and all perimeter buffers. <br />■ Phase 2 will include POD E. <br />■ Phase 3 will be POD F and the main boulevard connection to 27s' Avenue. <br />■ Phase 4 will included the construction of POD G (multi -family). <br />The phasing is proposed so that all required improvements necessary to serve a phase will <br />be completed either prior to or with construction of the phase. <br />8. Environmental Issues: <br />Uplands: Since the site is over 5 acres, the native upland set aside requirement of <br />LDR section 929.05 applies. Native upland communities cover a total of 157.5 acres <br />on the overall 297.5 acre site, or 53% of the total site. <br />Based upon county golf course specific land use criteria, at least 30% of existing <br />native uplands within the golf course area must be preserved. Existing native <br />uplands in non -golf course areas are subject to the county -wide 15% setaside <br />requirement. The conceptual plan accommodates these requirements, and the <br />preliminary PD plan will provide the preservation of a minimum of 33 acres (or 21% <br />of the total upland area) to meet these requirements. <br />ocTo�M '61906 2 1 <br />-50- <br />
