r <br />• <br />b. Provide access from the project to 17i1 Street S.W., at a location acceptable <br />to the Public Works Director. <br />2. The applicant shall revise the traffic impact analysis to reflect the access point <br />revisions of condition 1., above. - <br />3. The applicant shall revise the conceptual plan to provide a Type "C" buffer along the <br />portions of 17' Street S.W. and 27' Avenue adjacent to the multi -family POD. <br />4. Prior to the issuance of a land development permit, the applicant shall: <br />a. Apply for and obtain preliminary PD plan approval from the Planning and <br />Zoning Commission, and <br />b. Obtain Board of County Commissioners approval of a developer's agreement <br />regarding the following: <br />(1) Provision of water, sewer, and reuse water utility improvements, and <br />(2) Provision of drainage capacity within the development for the future <br />paving of 13`h Street SW, 17' Street SW and expansion of 27h <br />Avenue, and <br />(3) Fairshare escrow of funds for the improvement for 13th Street SW and <br />17`h Street SW, and <br />(4) Construction of all off-site traffic improvements, including the timing <br />for paving all or a portion of 17'h Street SW for project secondary <br />access. <br />C. Dedicate local road right-of-way for 1Th Street SW and 2r Avenue, and <br />d. Obtain a right-of-way abandonment for 15`h Street SW or dedicate an <br />additional 25' right-of-way for 13`h Street SW. <br />5. Prior to the issuance of a certificate of completion for any respective project phase <br />or POD, the applicant shall: <br />a. Construct any other required improvements such as sidewalks and buffers <br />that are tied to that specific phase, or otherwise guarantee the improvement <br />as provided for in the LDRs. <br />6. Via the final plat(s), a restrictive covenant shall be established on the project site <br />prohibiting Carribean fruit fly host plants. <br />N <br />-56- <br />C, <br />
