4/a3J1 b l3 <br />1,5✓sq- .3 <br />av/- lard <br />LEASE AGREEMENT <br />THIS LEASE AGREEMENT for a portion of the property located at 1893 90th <br />Avenue, Vero Beach, FL, 32966 ("Lease Agreement") is entered into this 23 day of <br />June , 2015 by and between the Lessor, Joseph G. Miller, ("Lessor") and Lessee, <br />INDIAN RIVER COUNTY, a political subdivision of the State of Florida ("County") <br />Witnesseth That: <br />WHEREAS, the County has a present need for a location to set up Fire Station #7 <br />to provide fire and rescue services to the citizens of Indian River County; and <br />WHEREAS, Joseph G. Miller owns a piece of real property located at 1893 90th <br />Avenue, Vero Beach, FL, 32966 ("Property"), which includes a 1.0 acre vacant area on <br />the west side of the Property (the "Leased Premises"); and <br />WHEREAS, the County believes that leasing the Leased Premises from Joseph G. <br />Miller on a short-term basis would be in the public interest by providing a useful location <br />to place a modular fire station to serve as Fire Station #7; and <br />NOW THEREFORE, in consideration of the mutual covenants and promises <br />herein contained and other good and valuable consideration, and intending to be legally <br />bound, Lessor, Joseph G. Miller and the County agree as follows: <br />1. RECITALS. The above recitals are true and correct and incorporated herein by <br />reference. <br />2. TERM OF LEASE AND RENT. The initial term of this lease shall be 24 <br />months commencing on this day of June 2015, and terminating on June , <br />2017 (the Initial Term"). Rent for the entire lease term shall be $1,000.00 per <br />month. Monthly rent shall be payable in advance, on the first day of each month. <br />If the first or last month of the lease term is a partial month, rent for that month <br />shall be pro -rated accordingly. This Lease Agreement is renewable, at the sole <br />discretion of the County, for 3 additional one (1) year terms. <br />3. EFFECTIVE DATE. This Lease Agreement shall become effective on the date <br />of its approval by the Indian River County Board of County Commissioners, and <br />execution by Joseph A. Baird, the County Administrator, after approval as to form <br />and legality by the Indian River County Attorney ("Effective Date"). <br />4. DESCRIPTION OF PROPERTY. Lessor hereby leases to the County, and the <br />County hereby leases from Lessor, the Leased Premises which consists of the west <br />1.0 acre of the following real property, including the facilities located thereon, <br />1 <br />
