As part of the plan to eliminate the existing 5T wide U. S . 1 access point and narrow the other <br /> access point to the north, the applicant is proposing to establish a 10 ' landscape strip to <br /> physically " block off' these connections to U . S . 1 . However, through its review of the <br /> project , Traffic Engineering has determined that proper elimination of these connections <br /> requires additional measures . These measures include reconstruction of the sidewalk that <br /> is located along the existing driveway connections ( on the slope of the existing driveway <br /> aprons ) , installation of a Type F curb along the U . S . 1 edge of pavement, and removal of <br /> existing driveway aprons , ( see attachment 44) . Traffic Engineering has determined that these <br /> additional measures must be taken to meet applicable traffic engineering standards for proper <br /> closure of existing U . S . 1 connections . Therefore, the sidewalk reconstruction, curbing <br /> improvements , and driveway apron removal need to be completed prior to issuance of a <br /> certificate of occupancy ( C . O . ) . The applicant has stated that he will comply with this <br /> condition . <br /> 12 . Specific Land Use Criteria : The following are the specific land use criteria for used vehicle <br /> sales found in LDR Section 971 . 45 (5 ) (d) : <br /> 1 . No such establishment shall be permitted on a lot of record having less than ten <br /> thousand ( 10, 000) square feet in a CG district or fifteen thousand ( 15 , 000) square feet <br /> in a CH district . <br /> Note : The site area (33 ,950 sq . ft. ) exceeds the 10,000 sq . ft. CG district minimum <br /> lot size. <br /> 2 . All outdoor vehicular display areas and off- street parking areas shall have paved <br /> surfaces which meet the standards of Chapter 954 . For the purpose of this chapter, <br /> vehicular display areas shall be paved areas where vehicles for sale are on display . <br /> Off-street parking areas shall be paved areas maintained for customer and employee <br /> parking . <br /> Note : All parking and display areas will be paved to county site plan project <br /> Chapter 954 standards. <br /> 3 . No vehicular sales office (building) shall be located closer than twenty- five (25 ) feet <br /> to any property line except any property line that is abutting railroad right-of-way in <br /> which case the structure shall not be located closer than ten ( 10) feet to any property <br /> line . <br /> Note : The proposed sales office will be located more than 25 ' from any property <br /> line. <br /> 4 . The site shall provide for separation of vehicular display areas and off-street parking <br /> areas . <br /> Note : The site plan provides for physical separation of the parking spaces and <br /> vehicle display areas . <br /> 5 . All designated outdoor vehicular display areas shall provide for a minimum of three <br /> hundred ( 300) square feet per vehicle . Drives and maneuvering areas shall be <br /> designed to permit convenient on- site maneuvering of the vehicles . <br /> Note : Over 300 square feet of the driveway and maneuvering areas are provided <br /> in conjunction with each proposed display area. <br /> October 2 , 2001 <br /> 76 <br />
