• <br />The Pryors have offered the lots for sale to the County at a total price of $28,700.00. The <br />proposed Purchase Price includes $5,200.00 for Lot 15 (Exhibit "A" of the contract), and <br />$23,500.00 for Lot 16 (Exhibit "B" of the contract) The price for Lot 15 includes the <br />Pryors' lot cost of $4,000.00, a 25% premium on the lot price, and $200.00 for the cost of <br />a survey. The price for Lot 16 includes the lot cost of $7,500.00, a 25% premium on the <br />lot price, and compensation of $14,125.00 for costs incurred to date by the Pryors for <br />improvements to the lot and other expenses. Besides clearing and placing fill and a septic <br />tank on this lot, there were expenses for a survey, architectural services, permits, and a <br />construction loan in place. <br />The Sellers have executed a contract in the amount of $28,700.00. Even with a premium <br />added to the lot prices, those appear to be reasonable compared to recent sales of similar <br />lots in the area. The requested amount of other compensation (incurred expenses to date) <br />also appear reasonable. There are no appraisal or attorney fees. <br />RECOM1VIENDATIONS AND FUNDING <br />Staff recommends that the Board of County Commissioners approves the $28,700.00 <br />purchase, and authorizes the Chairman to execute the contract. <br />Funding to be from Account #315-214-541-066.12 <br />ATTACHMENT <br />Agreement To Purchase And Sell Real Estate (2 Originals) <br />Legal Descriptions, Exhibits "A' and "B" <br />July 30, 2002 letter from Atty.
