The property to the north is a fowler car lot and is zoned CG. To the east, across <br />U.S. 1, are a variety of retail and restaurant businesses that are zoned CG To the west, across the <br />FEC railroad tracks, is property zoned IG (General Industrial), which is occupied by AT&T <br />Cablevision. The properties to the south, across 12th Street, are zoned CG (Staples Office Supply) <br />and CH (bike shop and other businesses). <br />Future Land Use Map Pattern <br />The subject property has a Commercial/Industrial land use designation, as do the properties to the <br />north, south, east and west. The proposed commercial PD rezoning of the subject property is <br />consistent with the County's Future Land Use Map. <br />CONSISTENCY WITH THE COMPREHENSIVE PLAN: <br />Rezoning requests are reviewed for consistency with the policies of the comprehensive plan and <br />must also be consistent with the overall designation of land uses as depicted on the Future Land Use <br />Map. These include agricultural, residential, recreation conservation, and commercial and industrial <br />land uses.
