SPARKS P.E., ENVIRONMENTAL ENGINEER Lora"—' `" <br />PINNACLE GROVE, Ltd. c/o PINNACLE HOUSING GROUP <br />DEVELOPER S AGREEMENT FOR CONSTRUCTION OFF- <br />SITE SANITARY SEWER FORCE MAIN UTILITIES AND <br />REIMBURSEMENT BY COUNTY TO DEVELOPER <br />BACKGROUND <br />The proposed Pinnacle Grove Apartments will consist of 234 multi -family residential units <br />with a clubhouse on 29.27 acres to be located on the south side of 45"' Street and about <br />2200 feet east of US Hwy #1. The developer of the Pinnacle Grove Apartments <br />(Pinnacle Grove, Ltd c/o Pinnacle Housing Group) was desirous of connecting to the <br />County sewer system located along Old Dixie Highway about 700 feet south of 45th <br />Street. The County was desirous of constructing an 8" sewer force main along 45th <br />Street to serve Pinnacle Grove Apartments and other commercial developments <br />planned along 45th Street. The Department of Utilities Services decided that a <br />Developer's Agreement between the County and Pinnacle Housing Group would satisfy <br />both parties' needs. <br />Attached is a proposed Developer's Agreement with Pinnacle Housing Group for <br />reimbursement of a portion of the subject sewer force main. The Developer's Agreement <br />is stipulated to reimburse the Developer for the County's share of the cost of the sewer <br />force main upon its completion, acceptance by the County, dedication to the County and <br />payment of Capacity Charges to the County (See Section 1.A. of the attached <br />agreement). <br />ANALYSIS <br />The sewer force main installation will comprise construction of approximately 2,940 linear <br />feet of 8 -inch diameter pipe along the south side of 45th Street from the northwest corner <br />of the proposed Pinnacle Grove Apartments to Old Dixie Highway, thence about 700 feet <br />NOVEMBER 12, 2002 <br />36 <br />nu <br />DR <br />• <br />51. <br />
