Keating, <br />THROUGH: Sasan Rohani, AICP <br />Chief, Long -Range Planning <br />FROM:' Randy Deshazolp <br />Planner, Long -Inge Planning <br />DATE: November 6, 2002 <br />RE• David Chase's Request to Rezone Approximately 20.02 Acres from A-1 to <br />RS -3 (RZON 2002-0500-83) <br />It is requested that the following information be given formal consideration by the Board of <br />County Commissioners at its regular meeting of November 19, 2002. <br />DESCRIPTION AND CONDITIONS <br />David Chase has submitted a request to rezone 20.02 acres from A-1, Agricultural District (up to <br />1 unit/5 acres), to RS -3 Single -Family Residential District (up to 3 units/acre). The subject <br />property is depicted in the figure below, and is located approximately 645 feet south of 9 St <br />SW, on the west side of 43`d Avenue. The purpose of this request is to secure the zoning <br />necessary to develop the site with a residential use at a density that is consistent with its <br />comprehensive plan land use designation. <br />On October 24, 2002, the Planning and Zoning Commission voted 6-0 to recommend that the <br />Board of County Commissioners rezone the property as requested. <br />Existing Land Use Pattern <br />The subject property consists of cleared land and inactive grove. Land along the subject <br />property's west boundary is zoned RS -3 (Single Family Residential, up to 3 units/acre), and <br />includes the Green Acres Subdivision. Land along the southern boundary is zoned RS -3, and <br />November 19, 2002 <br />37 <br />
