To the east of the subject property, across 43`d Avenue and an <br />Indian River Farms Water Control District canal, land is zoned RS -3, and contains a wooded lot <br />and a single-family home. To the north of the subject property land is zoned RS -3, and contains <br />y li'l'ihIn1/4 <br />I.c <br />cleared land and inactive grove. To the northeast, land is zoned CL, Limited Commercial, and <br />has been site plan approved for a shopping center To the southwest, land is zoned A-1, and <br />contains inactive grove. <br />Future Land Use Pattern <br />The subject property and all surrounding properties, except one, are designated L-1, Low - <br />Density Residential -1, on the county future land use map. The L-1 designation permits <br />residential uses with densities up to 3 units/acre. One property, to the northeast, is designated <br />C/I, Commercial/industrial, on the future land use map. <br />Environment <br />Being an abandoned citrus grove, the subject property is an altered site. No wetlands or native <br />upland plant communities exist on site.
