S <br /> FROM: Stan Boling, AICP <br /> Planning Director <br /> DATE: November 15 , 2000 <br /> SUBJECT: Gralia Group 's Request to Modify the PD Conceptual Plan and Certain <br /> Conditions of the PD Plan/Rezoning Approval Granted for "The Colony" <br /> Development Project <br /> It is requested that the data herein presented be given formal consideration by the Board of County <br /> Commissioners at its regular meeting of November 21 . 2000. <br /> BACKGROUND : <br /> At its meeting of October 24 , 2000, the Board of County Commissioners voted 3-2 to approve with <br /> conditions the Gralia Group ' s request for PD rezoning and conceptual PD plan approval for "The <br /> Colony", a 297 acre project located between 43rd Avenue and 27" Avenue on the north side of 17" <br /> Street -SW. That approval allows 400 single-family units, 150 multi - family units . and a golf course <br /> to be developed on the project site (see attachment #2 for minutes and staff s report) . <br /> One of the October 24" approval conditions required elimination of a proposed project entrance <br /> drive on 43'd Avenue, while another condition required provision of a project entrance drive on 17" <br /> Street SW. Access to 27' Avenue was shown and approved . After considering these conditions , <br /> the applicant re-designed the project ' s access connections to provide a connection to 17" Street SW <br /> and to provide a restricted connection to 43rd Avenue.
