McCoy <br /> Staff Planner, Current Development <br /> DATE : December 12, 2000 <br /> SUBJECT : Jeff Falcetta ' s Request for Final Plat Approval for the Falcetta Subdivision <br /> It is requested that the data herein presented be given formal consideration by the Board of County <br /> Commissioners at its regular meeting of December 19, 2000. <br /> DFSr RTPTION AND CONDITIONS: <br /> Falcetta Subdivision is an eleven lot subdivision of a 4.42 acre parcel of land located north of 12`b <br /> Street and east of 27'h Avenue. The subject property being subdivided is zoned RS-6 (residential, <br /> single family up to 6 units/acre) and is developed at a density of 2 .49 units per acre . <br /> On August 28, 1997, the Planning and Zoning Commission granted preliminary plat approval for <br /> Falcetta Subdivision. The developer, Jeff Falcetta, subsequently obtained a county land <br /> development permit and commenced construction. All required infrastructure improvements for the <br /> development now have been constructed and a certificate of completion for the subdivision has been <br /> issued by the county Public Works Department._.lThe developer is now requesting final plat approval <br /> and has submitted the following: <br /> 1 .
