Stormwater Management: As with standard single-family subdivisions, the proposed <br />stormwater management plan has been given conceptual approval by the Public Works <br />Department. The stormwater management plan will consist of a centralized lake with <br />underground pipe to convey stormwater to a canal outfall on the south side of 12' Street. <br />Final review and approval of the stormwater management plan will be accomplished through <br />the land development permit process. <br />9. Utilities: The development will be served by the county water and sewer systems. To <br />provide connection to the county sewer system, the applicant will construct a lift station. <br />These utility provisions have been approved by the Department of Utility Services and the <br />Environmental Health Department. <br />10. Traffic Circulation: The applicant is proposing a single 12ih Street connection that will be <br />located at the mid -point of the development's 12th Street frontage. Internal circulation will <br />consist of a single loop road with several short connecting roadways. Also, an emergency <br />access connection to 12'h Street is proposed at the west end of the site's 12th Street frontage. <br />Emergency Services has approved the location of the emergency access connection but will <br />need to approve the final design of the emergency access prior to issuance of an LDP. The <br />county's Traffic Engineering Division has reviewed and approved the internal circulation <br />plan for the development. <br />As part of the review process, the applicant submitted a traffic impact analysis (TIA) which <br />has been reviewed and approved by the county Traffic Engineering Division. The results of <br />the TIA indicate that an eastbound left -turn lane on 12`h Street is required at the project <br />entrance, and that left turn lane is depicted on the plan. The TIA also shows that the <br />projected 12th Street project traffic will be close to the threshold for a westbound right -turn <br />lane at the project entrance. Based upon the project being close to the right -turn lane <br />threshold and because of anticipated increases in 12th Street traffic, Traffic Engineering is <br />recommending that a right -turn lane be made a required improvement for the PD. <br />February 13, 2001 <br />BK 117 PG 070 <br />58 <br />
