Note: The proposed sales office will be located more than 25 -feet from any property line. <br />Accessory structures such as the car service building are required to meet, and do meet the <br />standard setbacks of the applicable zoning distract. <br />9. The site shall provide for separation of vehicular display areas and off-street parking <br />areas; <br />Note: The site plan provides for physical separation of the parking spaces and vehicle <br />display areas. Display areas are provided along the eastern end of the site, and off-street <br />parking spaces are provided near the proposed sales building and near the service building. <br />�. :111 designated outdoor vehicular display areas shall provide for a minimum of three <br />hundred (300) square feet per vehicle. Drives and maneuvering areas shall be designed <br />to permit convenient on-site maneuvering of the vehicles. <br />Note: Fourteen vehicle display spaces are proposed at 300 sq. ft. per display space. The site <br />plan provides drives and maneuvering areas that permit convenient on-site maneuvering of <br />the vehicles. <br />13. Lighting• The used vehicle sales use will involve outdoor lighting of vehicles. Such lighting <br />must be installed in such a manner as to shield adjacent properties and roadways [reference <br />914.14(11)(h)j from the light source. To ensure that such shielding is adequately provided, <br />some "post -C.0." adjustments may be required after issuance of a certificate of occupancy <br />(C.O.) after staff has an opportunity to observe the site lighting at night. Therefore, as a <br />condition of approval, staff needs to be authorized to require post C.O. adjustments to ensure <br />compliance with the light shielding requirements of LDR section 914.14(11)(h). <br />14. Surrounding Land Use and Zoning: <br />North: Lath Lane, Vacant Car Dealership Facility/CG <br />South: Vacant Car Dealership Facility/CG <br />East: U.S. Highway #l, Medical Office/CG <br />West: Contractor Trades/CG <br />RECOMMENDATION <br />Based on the above analysis, the staff recommends that the Board of County Commissioners find <br />that, in conjunction with the recommended conditions: <br />1. It is empowered under the provisions of Chapter 971 to review the special exception applied for; <br />2. The granting of the special exception will not adversely affect the public interest; <br />3. The application satisfies the general and specific criteria required for special exception approval; <br />and <br />4. The conditions stated below are adequate to ensure compatibility between the special exception <br />use and surrounding land uses. <br />FEBRUARY 5, 2002 <br />
