Since the subject property is located within the county's Urban Service Area, and the requested IL <br />district is intended for uses permitted within the commercial/industrial land use designation, the <br />request is consistent with Future Land Use Element Policies 1.15 and 1 16. <br />While the referenced policies are particularly applicable to this request, other comprehensive plan <br />policies and objectives also have relevance. For that reason, staff evaluated the subject request for <br />consistency with all applicable plan policies and objectives. Based upon that analysis, staff <br />determined that the request is consistent with the comprehensive plan. <br />Compatibility with the Surrounding Area <br />Industrial development on the subject property will be compatible with the surrounding area. In fact, <br />because the adjacent property on the south is zoned IL, the request is for a continuation of an existing <br />zoning pattern. <br />Properties to the east, west and north are zoned and used for agriculture, and therefore issues of <br />compatibility are not expected. <br />For these reasons, development of the subject property under the requested zoning district would be <br />compatible with surrounding areas. <br />Potential Impact on Environmental Quality <br />Because the subject property is not environmentally significant or environmentally important, <br />development of the site will not impact significant natural resources. <br />CONCLUSION <br />The requested zoning is compatible with the surrounding area, and is consistent with the goals, <br />objectives, and policies of the comprehensive plan. Rezoning the site, as requested, will have no <br />negative impacts on environmental quality or the provision of public facilities and services. The <br />subject property is located in an area deemed suitable for light industrial uses. The request mtets <br />all applicable critena. For those reasons, staff supports the request. <br />RECOMMENDATION <br />Based on the analysis, the Planning and Zoning Commission and staff recommend that the Board <br />ofCounty Commissioners approve this request to rezone the subject property from A-1 Agricultural <br />District, to IL, Light Industrial District, by approving the attached ordinance. <br />ATTACHMENTS <br />t Rezoning Summary <br />2.
