Surrounding Land Use and Zoning: <br />North: 5`h Street SW, Single -Family Residential (The Preserve)/RS-6 <br />South: Vacant/RM-6 <br />East: Vacant/RS-6 <br />West: Salvation Army/RS-6 Sc CL <br />Vacant/CL <br />In summary, staff's analysis indicates that the applications, with the conditions recommended below, <br />meet the general and specific criteria for special exception use approval for the proposed adult care <br />and ACLF uses. The project uses, intensity, and design will be compatible with the surrounding land <br />uses. <br />RECOMMENDATION <br />Based on the above analysis, the staff recommends that the Board of County Commissioners find <br />that, in conjunction with the recommended conditions: <br />I . It is empowered under the provisions of Chapter 971 to review the special exceptions applied for; <br />2. The granting of the special exceptions will not adversely affect the public interest; <br />3. The applications satisfy the general and specific criteria required for special exception approval; <br />and <br />4. The conditions stated below are adequate to ensure compatibility between the special exception <br />uses and surrounding land uses. <br />Staff further recommends that the Board of County Commissioners grant special exception use <br />approval for the proposed ACLF houses and for the adult care facility with the following conditions: <br />1. Prior to site plan release, the applicant shall: <br />a. Obtain approval of the affidavit of exemption that covers the subject site; and <br />b. Establish a conservation easement over those 4.3 acres of native upland communities <br />being preserved on site, as shown on the approved site plan. <br />ATTACHMENTS <br />1. Application <br />2.
