• <br />• <br />Subject Property 3 <br />Subject Property 3 and the property to the south are designated C-2. Round Island Park, which abuts <br />Subject Property 3 on the north, is designated REC, Recreation, on the county's future land use map. <br />The REC designation peirnits various public parks and recreational facilities. Lands to the east of <br />Subject Property 3, across SR Al A, are designated L-1, Low -Density Residential -1, on the county's <br />future land use map. The L-1 designation permits residential uses with densities up to 3 units/acre <br />Subject Property 4 <br />Subject Property 4 is designated L-2 on the county's future land use map. Lands to the north, south, <br />and west, are designated C, Conservation, on the City of Sebastian's future land use map. Land to <br />the east of Subject Property 4, across the FEC Railway, is designated RMU, Riverfront Mixed Use, <br />on the City of Sebastian's future land use map. <br />Subject Property 5 <br />Subject Property 5 and properties to the north and west are designated L-1. Land adjacent to Subject <br />Property 5 on the south is designated REC <br />Environment <br />Subject Property 1 <br />Providing habitat wading birds and fish, Subject Property 1 contains coastal hammock, estuarine <br />wetlands, and freshwater wetlands. his property is within an "AE" 100 year floodplain, with a <br />minimum base flood elevation requirement of five feet \ GVD. <br />Subject Property 2 <br />Acquired as an addition to the ±298 acre Oslo Riverfront Conservation Area, Subject Property 2 <br />contains several types of habitats which are used by many species of birds. Included among Subject <br />Property 2's habitats are xenc scnib coastal hammock, estuarine wetlands, and freshwater wetlands. <br />This property is within an "AE100 year floodplain, with a minimum base flood elevation <br />requirement of five feet \GVD. <br />Subject Property 3 <br />Located adjacent to the Indian River Lagoon, Subject Property 3 consists of maritime hammock and <br />estuarine wetlands. The property is within an "AE" 100 year floodplain, with a minimum base flood <br />elevation requirement of five feet NGVD. <br />Subject Property 4 <br />Subject Property 4 is part of the 407 acre \orth Sebastian Conservation Area (NSCA). That area <br />consists of xeric scrub pine flatwoods and savanna wetlands. The NSCA contains important habitat <br />for Florida scrub jays, gopher tortoises, eastern indigo snakes and other rare species endemic to <br />coastal scnib. Bald eagles and sandhill cranes also use the 'SCA. Additionally, this property is a <br />primary recharge area for the surficial groundwater aquifer According to Flood Insurance Rating <br />Maps, the site is located outside of a flood hazard area. <br />March 19, 2002 <br />61 <br />• <br />
