Wmo <br /> u, c <br /> side setbacks . <br /> Setback waivers similar to those proposed for the duplex dwelling units at Sunset Trace have <br /> been approved for other Grand Harbor projects . Located east of the project sites is Harbor <br /> Links Phase II , which was approved for duplex units with 0' front setbacks, 5 ' rear setbacks, <br /> and 076' side setbacks . <br /> 14. Buffers and Setbacks : Around the Sunset Cove and Sunset Trace site perimeters, a 25 ' wide <br /> PD setback and buffer is proposed . For both developments, the 25 ' PD setback will be <br /> provided on the adjacent golf course property which is also owned by GHA Grand Harbor <br /> Ltd . Similar arrangements exist for other developments within Grand Harbor that front the <br /> golf course . An easement will be established on the adjacent golf course land to maintain <br /> that 25 ' PD setback for both projects. Golf course improvements (i . e. tee box , fairway, <br /> green, etc . ) currently existing within that 25 ' setback will be relocated, and future golf course <br /> improvements will not be located within that setback. <br /> Since both projects and all of the adjacent properties have the same M- 1 land use <br /> designation, no landscape buffers are required. <br /> 15. Driving Range Parking Lot: To the south of the Sunset Cove development, a dirt parking <br /> lot exists which is utilized by golf course driving range patrons. A review of the River Club <br /> Golf Course site plan indicated that no permanent parking lot was approved for that location. <br /> Therefore, prior to release of the preliminary plat plans for this project, the applicant will be <br /> required to obtain the necessary development review approvals for the driving range parking <br /> lot. As part of that approval, the parking lot will be relocated outside of the 25 ' PD setback. <br /> 16. Abandonment of Portion of Right-of-Wav : The applicant ' s design for Sunset Cove is <br /> predicated on the abandonment of 6 ' of right-of-way along the east side of Via Marbella <br /> Boulevard, which is a private road right-of-way . Prior to release of the preliminary plat plans <br /> for this project, the applicant must obtain an abandonment of that 6 ' of right-of-way along <br /> the east side of Via Marbella Boulevard . <br /> 17, Environmental Issues : There are no jurisdictional wetlands or native upland vegetative <br /> communities on the sites . Therefore , no special local or DRI related environmental <br /> requirements apply . <br /> 18.
